Dunlap Homes Having grown up in Peoria and currently residing in the Dunlap area, we're able to offer our own perspective on many of the new subdivisions popping up within the Dunlap School District. Not only do we live here, but we have also been behind the development of many of these subdivisions.
We have lived in Dover Pointe, Chadwick, Bennington Park, Trailview and Sommer Place. We have built in Dover Pointe, Chadwick Place, Chadwick Estates, Trailview, Northbrook, Timberbrook, Sommer Place, Hunters Trail and Northtrail Meadows. We have sold homes in every subdivision in Dunlap, so can offer a perspective no one else can.
One common misconception is that if a home is in the Dunlap School District, then it resides in the city of Dunlap. In actuality nearly 80% of the new homes in the Dunlap School District are actually within the city of Peoria and may have a Peoria, Dunlap or Edwards mailing address. New Subdivisions near the Shops at Grand Prarie Mall
Timberbrook, Waterstone, Wyndridge and the Villas at Waterstone are located near the Shops at Grand Prairie Mall to the north of Route 150 off of Trigger Rd, while Chadwick Estates, Chadwick Place, Sommer Place and Fieldstone Estates are near the mall as well, only to the south of War Memorial.
Chadwick Place and Chadwick Estates are two very popular subdivisions. These subdivisions typically have homes starting around the $400K range and go up from there. It's located just south of War Memorial / Route 150 off of Koerner Rd. There are many wooded lots around the sides of the subdivisions while some of the homes even back up to the Polo fields of Weavers Farm! The size of the homes starts around 2,800 square feet and the covenants call for a generous amount of brick on the exterior. Chadwick Place is pretty much complete with Chadwick Estates offering plenty of new constructions to choose from. The popularity of this subdivision can be described best by how quickly the Estates section sold out of lots. With the number of lots that would normally dictate the subdivision being done in multiple phases-nearly 80% of the lots sold out prior to the roads ever being put in place. As such, all of the infrastructure was put in place at the same time rather than in sections.Chadwick has a Peoria mailing address, is in the city of Peoria and the Dunlap School District. It is located one mile from the Shoppes at Grand Prairie and interstate access. As such it is only 10 minutes from downtown Peoria. We not only work in this neighborhood-we also call it home! We have lived here for a few years and love the easy access to downtown, dining, entertainment and shopping. Sommer Place is another new subdivision and it is located across the street from Chadwick Estates off of Koerner Rd. There are duplex condos to choose from, but the majority of the subdivision is single family homes ranging in size from 2,000 square feet on up. The price range starts in the upper $200K range on up to over $500K. This is a large scale developement with many homes to choose from. One really nice feature of this subdivision is that there is a public year round park in the back section, as well as a much larger public park open to special events throughout the year attached to the southern edge of the subdivision. Fieldstone Estates is located south of War Memorial off of Orange Prairie Road. The homes start around $350,000 and go up. The sizes of the homes start around 2,600 square feet. Just a short distance down the road is a Peoria Park District park that has a picnic area, walking paths and a lake with fishing docks. Timberbrook subdivision actually has an Edwards mailing address, is in the city of Peoria but the Dunlap School District-easy to find-tough to have a pizza delivered. This subdivision is about 90+ homes. The price ranges anywhere from $200,000 to the mid to upper $200,000 range. This was a one builder development which featured numerous ranch and two story style homes. For a map click here!
Waterstone, Wyndrige and The Villas at Waterstone are a new developement across from the entrance to Timberbrook Subdivision. Waterstone is a new high end subdivision with a high brick and square footage restriction-which ensures most of the homes that will be built there will most likely be above the $750K range. Homes are currently be built there as we speak. The Villas at Waterstone are to the north of Waterstone and will feature upscale single family townhomes. Subdivisions actually in the town of Dunlap, not in the city of Peoria.
Nettle Creek, Deerfield and Copperfield are the furthest north of any of the newer homes in the Dunlap School District. These homes are located near the town of Dunlap along Route 91. For all of the talk about homes in Dunlap, there aren't that many in the actual town of Dunlap, but rather in the city of Peoria and in the Dunlap School District.
Copperfield is located off of Route 91 in the town of Dunlap. The homes here range in price from the upper $200,000 range to over $700K. The latest phase of the subdivision to open up has almost all wooded lots and is priced in such a way that the homes will most likely be starting around $500,000.
Nettle Creek is an upscale subdivision of custom built homes nicely situated among mature trees and a rolling landscape. The homes are all over 3,000 square feet and have surpassed the million dollar mark in quite a few instances. Nettle Creek is located off of Route 91 and Dickison Cemetery Rd.
Almost across the street and a little further down Dickison Cemetery Rd you'll find Deerfield Subdivision. Although nearly complete there are about 15-20 existing homes that range in size from about 2,500 square feet on up. The home values are about $275,000 on up. Like Nettle Creek and Copperfield, Deerfield is within the town of Dunlap and they all have the Dunlap mailing address.
Subdivisions on the northern edge of the City of Peoria, in the Dunlap School District
Hickory Grove, Northbrook, Churchill Park, Chapel Park, Northtrail Meadows, Dover Pointe, The Pinnacle, Waterford, Devonshire Estates, Augusta Estates, Rolling Brook and Trails Edge are all located north of Rt 6 and in the proximity of Knoxville Ave or Allen Rd. Click here for a general map!

Hickory Grove Subdivision located within the city of Peoria and has a Dunlap mailing address. It's is a mixture of single family residences and duplexes. The homes will start in the mid $180K range. Rolling Brook
Northbrook Subdivision is located within the city of Peoria and has a Dunlap mailing address. It is a single family subdivision with 76 homes. The price range for the homes ranges from $190,000 to over $200,000. The square footages of the homes ranges from the smaller 3 bedroom ranches (1,500 square feet ) to the larger 4 bedroom two stories with 2,300 square feet. Churchill Park is similar to Northbrook in the sense that the homes are similarly priced and that it is a one builder subdivision. The styles of homes range from split foyers to tri-levels to two stories. The square footages range from 1,600 to over 2,000. The prices currently range from $200,000 on up. Northtrail Meadows subdivision is surrounded by Wilhelm Rd on the south, Hickory Grove on the north, and Knoxville Ave on the east. It is a mixture of single family and duplexes that surround a 40 acre park that is maintained by the Peoria Park District. The park itself is a public park available to everyone and features a fishing pond, basketball and tennis courts as well as a playground, soccer fields and walking paths. This subdivision ranges in price from $$200,000 on up. The square footages of the homes range from 1,600 square feet on up. If you would like to see any of these homes I'd be happy to help out! Dover Pointe. Dover Pointe Subdivision is also home to 214 homes priced anywhere from the upper $200's to over $300,000. It was one of the newer subdivisions built in the Dunlap area a few years ago. Dover Pointe also has its own web site which can be found at www.doverpointe.org. As I mentioned above it is completed and there are no new builds available but many outstanding resales that come on the market from time to time. My family and I had the great opportunity to live here for a few years so I'm fortunately privy to knowing about houses that may be coming on the market in the future. Trails Edge is one of the of the larger exclusive subdivisions in the Dunlap area. It gets its name from being located adjacent to the Rock Island Trail. The price range of the subdivision is about $450,000 on up. The square footages range from about 2,900 on up. It's located off of Alta Rd near Allen Rd. WaterfordSubdivision is a newer subdivision off of Hickory Grove Rd. It is home to single family homes above 2,000 sq. ft. and a private lake. This subdivision is also in the Dunlap School District, has a Dunlap mailing address and is in the city of Peoria. Devonshire Estates is located just off of Hickory Grove Rd next to Waterford Subdivision to the west and Northtrail Meadows Subdivision to the south. Every home in this subdivision has a 1/2 acre lot and the home values are typically above $350,000. The square footages are above 2,600. The Pinnacle subdivision is just a few blocks to the north off of Allen Rd. Very similar to Trails Edge in the size and price of the homes-only much smaller in terms the number of homes sites there. Pretty much every lot/house has a tree lined rear yard. The Pinnacle is bordered by Allen Rd to the west and Northbrook Subdivision to the south. The average prices of the homes is just over $400,000.
Augusta Estates is every golfers "perfect" dream setting. It's home to its own private 3 hole golf course. Also located off of Allen Rd and to the north of The Pinnacle, it is home to upscale homes of European influence and design. Home prices are above $700,000. CLICK HERE TO SEARCH
To the East of Knoxville there are a few other subdivisions ranging in different prices and ages all in the Dunlap School District. Those include...
Lake of the Woods. This subdivision is named perfectly for it's geography-it was built in the woods with most lots having a wooded rear yard and there is a neighborhood lake in the middle. There are not any new homes in this subdivision however there are a great many styles and options available for homes that were approximately built in the 1970's. Bennington Park is a newer subdivision with homes averaging above $400,000 and above 3,000 square feet. It's located off of Hickory Grove Rd which is off of Knoxville Ave. Most of the lots are at least 1/2 an acre and there are a variety of home styles to choose from. Many nice wooded lots. Oakbrook Subdivision is off of Knoxville Ave to the north of Deerbrook Subdivision. It's home to many different styles of homes that can range in price from $200,000 to over $400,000. The sizes of the homes typically range above 2,500 square feet. Adjacent to Oakbrook to the south is Deerbrook Subdivision. Built around the same time as Oakbrook, Deerbrook is also home to a number of homes that offer tree lined rear yards and varying geography. New Subdivisions to the West of Allen Rd, North of Alta Rd.
This is one of the most recent annexations into the city of Peoria. Again-some of the homes have a Dunlap mailing address and some have a Peoria mailing address and all are Dunlap School District. The Rock Island Trail divides this area in half, thus many of the Trail annecdotal names for streets and subdivisions abound.
Summer Ridge, Trail View Estates, Fields Crossing and Attingham Park are all located north of Alta Rd, south of the Rock Island Trail.
Summer Ridge is just starting and there are a number of lots to choose from. Homes will range in the $300K range and up. It is located near the corner of Alta Rd and Radnor Rd.
Trail View is home to single family homes priced in the $300K range on up as well. It was one of the first subdivisions to get started in this latest annexation and has a few lots left to choose from and many nice houses. There are a number of different builders to choose from as well. All of the homes are within walking distance to the Rock Island Trail and just a short hop down Radnor Rd will take you to the Peoria Park Districts Golf Learning Center. Fields Crossing is located adjacent to Trail View Estates and is a one builder development with ranch and two story homes starting over the $200K mark. - CLICK HERE TO SEARCH
Attingham Park is an upper scale development with homes starting above the $750K mark. These homes have a generous use of brick and stone and many have an european influence in their design. Click here for a map! - CLICK HERE TO SEARCH
To the north of the Rock Island Trail, West of Allen Rd, off of Wilhelm Rd.
Stonehenge, Stonegate, Hunters Trail and Wynncrest are all located off of Wilhelm Rd, north of the Rock Island Trail.
Wynncrest has started construction of homes in the $300,000 range, and has many lots to choose from and will be a good sized neighborhood when it is all said and done. Between Wynncrest and Stonegate you'll find a soon to be developed park much like Northtrail Meadows Park and Sommer Place park. It will be on land donated over by the developer to the Park District, so there won't be any neighborhood dues to go towards the development or maintenance of the park, which is nice. There is also at some time going to be a new public Dunlap school built in the upper north east section of the development.
Stonegate is just to the west of Wynncrest off of Wilhelm Rd and will feature larger homes above the $400K price range. There is a nice park being developed between the two subdivsions and even a pond and proposed walking paths. Very nice homes and home sites are available. Stonehenge and Stonehenge Estates will be somewhat of a continuation of the Wynncrest and Stonegate developements. While they are being developed by different builders, the price ranges will be very similar, with Stonehenge being comporable to Wynncrest, and Stonehenge Estates being comporable to Stonegate. While Wynncrest and Stonegate are to the north of Wilhelm, Stonehenge and Stonehenge Estates are just to the south. You can't miss the entrance to Stonehenge....it's just what you would expect....a miniture Stonehenge display of vertical stones...minus the Druid monks of course. :)
