Chadwick Estates was built as a result of a demand for high-end homes on the northwest side of Peoria. The precurser to Chadwick Estates was Chadwick Place, which is located immediately to the north of Chadwick Estates. Chadwick Estates and Chadwick Place each have their own seperate home owners assocations, however they combine often for social events which adds to the many positive features of this subdivision. Chadwick Estates is located within the city of Peoria, Dunlap school district, and has a Peoria mailing address. Chadwick Estates feeds into the Ridgeview (Dunlap) Elementary School, Dunlap Valley Middle School, and Dunlap High School. It is also located across the street from Sommer Park, which is a wonderful Peoria Park District facility. Chadwick Estates is completely built up at this point, with all phases being completed and no new additions to be added. It's boardered on the west by Koerner Road, to the north by Chadwick Place subdivision, to the east by Weaver Farm, and to the south by an unincorporated Peoria subdivision. Home values can start around $400,000 and go over $1,000,000. The popularity of the subdivision and location is probably best defined by how quickly it built up. All phases were started at the same time and the majority of the lots were all presold before any of the roads were in place. It's a great location-close to parks, restaurants, shopping, interestate acess, and only 12 minutes to downtown Peoria.
