Timberbrook Subdivision has an Edwards mailing address, is in the city of Peoria, and in the Dunlap School District. This subdivision is about 90+ homes. This was a one-builder development which featured numerous ranch and two story style homes. For homes in this price range, this subdivision offers some very nice sized lots. Many on the north side of the subdivision are extra deep and wooded as well as backing up to a brook/creek-which is the reason it got the name Timberbrook. Many of the homes on the interior also have large rear yards and there are about 5 cul-de-sacs in this neighborhood. Whenever I'm explaining where one of these "Edward" subdivisions are located, most people are surprised at how close they are. For example, Timberbrook is about 2 miles from the Shoppes at Grand Prairie. If you are driving west on War Memorial past the Shoppes at Grand Prairie, you would take your first right on Trigger Road, go about 3/4 of a mile, and Timberbrook will be on your right hand side. We were involved in the development of this subdivision and involved in the sale of every initial house sale and many of the resales, so we know it well. Timberbrook is a popular spot because of the proximity to nearby amenities, the Dunlap School District, city of Peoria services, (police, fire, public sewar/public water, etc.), and the size of the lots and layout of the subdivision, and the affordability of the homes. Like many of the other Dunlap subdivisions, we have many past clients and friends that live in Timberbrook. We are always aware of possible homes for sale that may not be on the market yet! Timberbrook belongs in the (Dunlap) Wilder Waite Elementary School, Dunlap Middle School, and Dunlap High School.
